How to Design a Fresh Air Ventilation System for a Home Addition

Adding a bedroom, home office, family room, in-law suite or other living space such as a basement living area is a great way to expand a home. But there is one part of the project that is surprisingly easy to overlook: where will the fresh air come from?
Heating and cooling a new addition is not the same as ventilating it. A furnace, air conditioner or ductless mini-split may keep the room comfortable, but that does not necessarily mean outdoor air is being brought into the space.
For today's tighter, better-insulated homes, fresh air should be part of the design from the beginning.
The good news is that there are several ways to ventilate a home addition. Depending on the size and layout of the new space, you may be able to extend an existing whole-home ERV or HRV, install a dedicated ductless ERV or HRV, or design a separate ventilation system for the addition.
Here is what homeowners, contractors and builders should consider.
Why Does a New Home Addition Need Fresh Air Ventilation?
A new addition can sometimes be tighter than the original house.
Modern windows, insulation, house wrap, spray foam and improved air sealing help reduce energy loss, but they also reduce the uncontrolled air leakage older homes often relied on for incidental ventilation.
Once people begin using the new space, carbon dioxide, odors, moisture and other indoor pollutants can accumulate.
This is particularly noticeable in rooms such as:

Step 1: Determine How the Addition Will Be Used

What Does an HRV Do?
A Heat Recovery Ventilator transfers heat between the outgoing and incoming air streams. During cold weather, heat from outgoing indoor air helps warm the incoming outdoor air.
What Does an ERV Do?
An Energy Recovery Ventilator transfers heat while also transferring a portion of the moisture between the two air streams. This can help moderate humidity differences between indoor and outdoor air.
Which Is Better for an Addition?
There isn't one answer for every home.
Climate, indoor humidity, HVAC equipment, occupancy and the intended use of the addition should all be considered.
Cold-weather installations also deserve additional attention. Depending on the climate and equipment selected, frost protection, defrost strategies or preheating may become part of the system design.
Always check the operating specifications of the ventilator being considered.
Step 5: Think About Air Distribution, Not Just CFM
One of the biggest ventilation mistakes is looking only at the airflow rating of the equipment.
CFM matters, but where the air goes matters too.
Imagine a 600-square-foot addition consisting of two bedrooms, a hallway and a bathroom. Installing one ventilator in the hallway does not necessarily mean both bedrooms will receive adequate fresh air when their doors are closed.
By comparison, a 600-square-foot open family room may be much easier to ventilate with a single system.
One Large Unit vs. Multiple Smaller Units
For open spaces, a single appropriately sized ventilator may work very well.
For additions containing several enclosed rooms, possible solutions include:
- Multiple ductless ventilators
- A small dedicated ducted ERV or HRV
- Extending the home's existing central ventilation system
The layout of the addition can be just as important as its total square footage.
Step 6: Choose the Right Location for a Ductless Ventilator
If a ductless ERV or HRV is being considered, equipment location should ideally be determined during the design phase rather than after construction is complete.
Exterior Wall Access
Most ductless fresh air systems require one or more penetrations through an exterior wall. Make sure the proposed location provides a practical path directly outdoors.
Wall Thickness
Exterior wall assemblies can vary significantly. Confirm that the ventilator's wall sleeve, telescopic duct or core can accommodate the finished wall thickness.
Indoor Location
Fresh air should be introduced where it can effectively serve the occupied portion of the room. Avoid positioning equipment where furniture, curtains, cabinets or other objects could block airflow.
Outdoor Location
Exterior hoods and air openings also need adequate clearance and should not be installed where they can easily become obstructed. Always follow the manufacturer's installation instructions regarding placement and clearances.
Step 7: Treat Bathrooms and High-Moisture Rooms Separately
A fresh air system should not automatically be considered a replacement for bathroom exhaust. Bathrooms, showers and other high-moisture spaces often require dedicated local exhaust to remove moisture directly at the source. The same principle can apply to laundry rooms and other areas that generate significant moisture or pollutants.
An ERV or HRV handles general ventilation.
A bathroom exhaust fan handles concentrated moisture generated by activities such as showering. The two systems can complement each other, but they perform different jobs.
Ductless ERV vs. Extending a Whole-Home ERV

Plan the Fresh Air System Before Construction Is Finished
The best time to think about ventilation is while the addition is still being designed.
It is much easier to plan wall penetrations, electrical connections, duct routes and ventilation equipment before drywall, cabinets and finishes are installed.
